"This remarkable 3,000 sq. ft. contemporary house is a completely unique property, blending unobtrusively into the Kerry landscape, yet with inside dimensions and architectural qualities that belie the subtle exterior design" Guide price: € 1,750,000

Address:

This remarkable 3,000 sq. ft. contemporary house is a completely unique property, blending unobtrusively into the Kerry landscape, yet with inside dimensions and architectural qualities that belie the subtle exterior design.

The SOLAR HOUSE and it's interconnected SOLAR LODGE are located in the Ballinskelligs region of south Kerry, an area of great natural beauty where the gulf stream provides a gentle temperate climate.

The location is some 19 kilometres from the charming village of Waterville with its International Hotels, restaurants and championship golf course. Farranfore airport is about one hour's drive, as are Killarney and Tralee. This is an area with much to offer to those interested in country pursuits. Waterville's Lough Currane and its Upper Lakes offer some of the best lake fly fishing for Sea Trout and Salmon in the country. In addition, within 20 minutes drive are three Salmon Rivers, which can be fished on a daily ticket basis and a choice of Golf Courses. The Kerry mountains offer superb facilities for mountain walking. There is a 'blue flag' beach 2 kms from the property and additional beaches together with harbours from which to sail and sea fish within walking distance.

The 'Solar House' is a substantial contemporary property in a peaceful and beautiful setting with panoramic views over the mountains, while the sea and the islands of Kenmare Bay provide a magnificent backdrop. This house is a partially renewable energy house with twelve solar panels that harness the sun light which is then stored in a sealed battery tank. This electricity is then converted to a standard 240 volt ac supply, through an inverter and is available on demand. This system could be expanded by the installation of additional solar panels. There is also a connection for a generator, should one wish to have this facility as a stand -by energy provider. The house also has a full mains electrical connection.

The house was completed in 1995 and was build around an original stone cottage which is now partially inside the main building and is used as a guest bed room. The interior proportions are most unusual, with cathedral ceilings, curved concrete roofs and angular rooms build around the original 200 year old structure.

There are 4 bedrooms in the main house, 3 full bathrooms ( 2 with free standing Victorian bath tub) in addition to the open plan living space and gym/studio. The main bedroom/self contained has its own heating controls and can be switched on and off independent from the main house. It also has its own electricity meters and both solar power and mains electricity connection.

The house stands on approximately 1 acre of land. Planting has taken place and the most beautiful low maintenance dry stone walled gardens have been created with Valentia slate paved seating areas in the south facing part of the house allowing panoramic views of both the sea and surrounding country side. There are also large paved entertainment areas in the back for BBQs and parties. The house is partially covered by a grass roof. The total square footage of the property is approximately 3000 sq ft.

The house was completed in 1995 and was build around an original stone cottage which is now partially inside the main building and is used as a guest bed room. The interior proportions are most unusual, with cathedral ceilings, curved concrete roofs and angular rooms build around the original 200 year old structure. The materials used in the construction were of the finest quality, including the original stone from ruined out buildings found on the site, which was used to clad the exterior walls. Insulation, whilst being environment friendly, is of the highest value possible within the walls, which are approximately 2 feet thick. Doors and windows throughout were supplied by RATIONAL Windows using high quality wood with double glazed solar reflective glass. Floors - in all but one area - are of solid mahogany and maple. Internal doors, made from old church pews, are of solid pine and 3 inches thick. The 6 large sliding door panels dividing the main living room from the gym/studio are made of Cherrywood veneer

The entrance lobby has an inset 16th century tile panel. This leads to a high open plan living space - with a curved poured-concrete ceiling - which includes the kitchen with fitted SIEMATIC kitchen units, high quality marble work tops housing a black AGA cooker (oil fired), MIELE dishwasher and commercial size GAGGENAU wok.

There is oil fired central heating in every part of the house and in addition there is an enormous fireplace that heats the living area and a wood burning stove located in the original cottage, which also heats some of the bedroom radiators on a separate circuit. High output RUNTAL radiators are predominately used.

The showers have been tiled with original Art Deco/Art Nouveau tiles, have high quality shower doors and are fitted with GROHE power shower appliances.

One of the bedrooms can be used as a self contained apartment, this has a floor space of 450 sq feet with a full SIEMATIC built in kitchen (NEFF fridge freezer, GAGGENAU hob/Extractor, NEFF 6 plate Dishwasher, Washing machine etc.) Water supply comes from a well on the land and is heated either by the AGA or by the central heating system. It is stored in a factory insulated large capacity cylinder and is fed by gravity to the bathrooms and other water outlets.
